THE CITY WE CONTINUE TO BACK

Why we believe in Southampton's future.

Insights from Long-Term Investing

WalterFrank Properties has been investing in Southampton for the past 13 years. Over that time, property markets have shifted, regulations have evolved, and tenant needs have changed but Southampton has consistently remained a city we believe in.

For us, it’s not about chasing past results. It’s about the basics being right: a city with character, a mix of people who want to live here, and regeneration that feels measured and sustainable. That balance is what makes Southampton work long-term.

A City with Deep Roots

Situated on England’s south coast, Southampton is a working port city with a proud maritime heritage. Its history is visible throughout the city, from the docks that still provide employment to poignant landmarks such as the Titanic Engineers Memorial.

Southampton’s Medieval Bargate and parts of the old city walls are still here, quietly bridging the gap between the city’s history and its modern growth.

This sense of place matters. Cities with strong identities tend to attract people who want to stay, build careers, and put down roots, keeping homes full and communities thriving.

Timeless Properties

Southampton expanded rapidly during the Victorian era, fuelled by the arrival of the railway and the growth of the port. Many of the properties built during this period still define suburbs such as Portswood and Swaythling today.

These areas are where we have focused much of our residential investment. The houses are well-proportioned, solidly built, and adaptable; qualities that make them particularly well suited to shared living and long-term use.

Caring for Historic Homes

There is something grounding about these older properties. They have character, warmth, and a sense of permanence that newer buildings often lack. We take our responsibility as custodians of these homes seriously, maintaining them carefully while adapting them to modern standards.

The people living in these houses may have changed over time, but the homes continue to serve an important purpose. Today, they provide sociable and comfortable living for a mix of young professionals, students, and individuals with supportive care needs, reflecting the diversity of the city itself.

Education and Development

Southampton is home to two successful universities (the University of Southampton and Solent University) alongside a strong professional and commercial sector. This has driven significant development, including high-rise accommodation blocks designed to meet growing demand.

Changing Lifestyles

These modern buildings are an important part of the city’s evolution. With their bold designs and central locations, they signal confidence and investment in Southampton’s future.

However, many residents still actively choose traditional characterful homes in established suburbs, valuing shared spaces, community, and a more personal living environment.

This way of living encourages connection and stability, and there is still strong demand for it.

Homes People Want

There’s no sign of slowing demand for homes in Southampton. Southampton City Council has predicted that over the next five years, the city’s population is expected to grow by around 7.5%, with young adults making up nearly a fifth of residents. In some of the most sought-after areas, property prices are rising by about 6% a year, highlighting both the resilience of the market and the potential for long-term growth.

A City with Long-Term Appeal

Southampton offers a rare combination of opportunity and character. A vibrant city centre, Championship football, abundant green space, strong employment prospects, and excellent transport links all contribute to its appeal.

A Promising Future

Just as importantly, Southampton city has a rich cultural and architectural history worth preserving. Through the properties we own and manage, we aim to play a small part in maintaining that balance between progress and heritage.

After more than a decade of investing here, our view is clear: Southampton remains a city built not just on its past, but firmly on its future.
